Villa Reggia Ref.: CAM 

This is an important real estate complex located in Tuscany, in Versilia, in the Municipality of Camaiore, consisting of a large manor house of historical interest, a tower, various houses and buildings, former religious buildings and agricultural land.

 an area of ​​approximately n. 1.6 hectares.

"Building complex of historical interest" located in correspondence with a quadrangular embankment on the first slopes of the Apuan Alps, and reachable from the main road.

 The Villa Padronale, the main body of the complex, dates back to the Bourbon period; the Tower, free on all four sides, is located in the center of the area and dates back to Roman times.

The square-based embankment, on which the compendium rises, has sides of about ml. 38 and contained towards the valley by a high stone wall.

 The site is characterized by the presence of buildings placed orthogonally on the sides of the embankment: to the east the Villa, divided into three levels, to the north the "Limonaia", recently built, arranged on two floors and used as services, 
to the west the Loggiato which frames a valuable panoramic view. In a barycentric position, with respect to the aforementioned buildings, stands the Tower which, over the centuries, has been greatly transformed to the point of distorting its original characteristics. 
With the most recent intervention, the building was adapted as a residence with solutions of marked architectural interest.

The main villa has a rectangular plan, with an area of ​​approx. 358.00 on three levels of approx. 340.00 each, connected by an internal staircase: 
the ground floor, with one side against the ground, intended for services (cellars, garage and the accommodation for the servants consisting of kitchen, two bedrooms and two toilets).
 A double staircase, located on the main façade of the villa, also leads from the outside to the main floor of the building which includes a large entrance hall, a kitchen, three lounges, four bedrooms and two bathrooms. On the attic floor, 
with an average height of ml. 3.05, there is a large living space and two rooms with a toilet.

The Tower, located in the center of the complex, has a square plan and a gross surface area on each floor of approx. 64.00. The building is spread over 5 superimposed levels, connected by stairs and a lift. In the basement of the building there is the kitchen, on the ground floor the living room, on the upper floors the bedrooms with the relative services.

The "limonaia" building was built in the first decades of the last century.

The ground floor of the building is intended as a garage and warehouse, while the first floor, located slightly lower than the embankment, has a large loggia, three rooms and two toilets.

II Loggiato, west of the embankment, has an area of ​​approx. 60.00 and insists on a plot of land of approx. 138.00. The building is perpendicular to another shed of approx. 87.00 built in adherence to the building referred to in the previous point. II everything is completed by a room for tool shed, with an area of ​​approx. 18.00.

The patio inside the building complex, raised at a later date, as can be deduced from a painting inside the villa, has an area of ​​approx. 1,215.00.

Surrounded by an orchard for a total area of ​​approx. 5,100, and an olive grove, for a total area of ​​approx. 9.140.

The former chapel is located on the flat part of the property and has direct access from via Sarzanese.
